The Cost

The holiday homes are available from around £130,000 with prices varying based on the size, make and model and plot you choose. We grant a license to site your lodge on a chosen plot for 25 years with a right to renew for a further 25 years for a small fee.

Income potential

Holiday Letting is a good source of income; Fritton Lake manages holidays through Hoseasons. Owners income ranges from £5000 - £9000 per annum net of all costs.

Annual Pitch Fees

  1. Annual pitch fees for 2010: £2,990 / £3,540 / £3,995 depending on location, reviewed annually (inflation linked). This includes annual membership to Fritton Lake, golf and fishing throughout the year, and if you desire annual membership of Caldecott Golf and Country Club across the road from Fritton Lake; drainage, water, refuse collection, ground maintenance and rates
  2. Services: electricity is individually metered.
  3. Insurance: we offer a group insurance scheme

Steps to Purchase

Choose and reserve your plot with a £12,500 deposit or £20,000 for plots overlooking the lake. This deposit secures the plot for an agreed period, during which the plot will not be promoted to any other potential purchaser.

  • During the reservation period, we will help you select the size and style of your holiday home from our range to suit your requirements.
  • Once the choice is made, you place an order and pay the first installment of the purchase price of £35,000.
  • Both parties sign the standard license agreement, granting permission to site the holiday home on Somerleyton Estate and detailing each party’s obligations.
  • When your holiday home is ready we will contact you to request the final payment (less retention) of £2,500 and to arrange a time for handover, at which point the balance is cleared.
