Fritton Arms Hotel

  • Prices are per room per night, based and inclusive of breakfast and VAT.
  • Midweek is Sunday to Thursday, Weekend is Friday and Saturday.
  • Room prices do not include Easter, Christmas and New Year (please ask for details).
  • Check-in is from 3pm and check-out is by 11am
  • To avoid disappointment, we recommend that you book a table at our restaurant when reserving your room.
  • Children are welcome in our restaurant at any time, under the supervision of an adult.
  • Fritton Arms Hotel is non-smoking throughout.
  • Twin rooms are wet shower rooms and do not have baths.
  • We do not levy an additional service charge on rooms.
  • All rooms have flatscreen TV, Wi-Fi internet along with tea and coffee facilities.
  • A deposit equivalent to your first nights stay is required to confirm booking.
  • If a cancellation is made 48 hours or more before your reservation a full refund will be offered.
  • If a cancellation is made within 48 hours of your reservation a 50% refund will be offered.
  • We recommend that guests take out insurance to cover last-minute cancellations.
  • We reserve the right to change prices without prior notice.
  • Guide dogs are welcome as are small dogs by prior arrangement and at the discretion of the manager.

Fritton Hall Retreats, Hillwood Retreats, Shed Rooms and Cottages

  • Start days are usually Friday, Saturday or Monday but alternative start days may be available, please check when booking.
  • To allow time to prepare your accommodation thoroughly, please follow the guidance times on your confirmation for arrival (usually 4.00pm) and departure (usually 10.00am). If you are expecting to arrive later than 6.00pm or you encounter delays en route please telephone 01493 488 666 to inform us of this.
  • A non-refundable deposit of 20% of the total cost of your accommodation is required when booking. Payment of the remaining 80% of the total cost of your accommodation must be paid no later than 2 weeks prior to your arrival date. If booking occurs within the 2 week period prior to arrival, the full payment will be required at the time of booking.
  • If you have to cancel your booking, please call us immediately on 01493 488 666. If you cancel within two weeks of your arrival date then 50% of the total cost of your accommodation will be refunded.
  • We recommend that guests take out insurance to cover last-minute cancellations.
  • We reserve the right to take £60.00 to cover any damages that may occur to the property or its contents during your stay. This sum will be charged to the card number supplied when booking your stay and will take place within 24 hours of our team checking the property. Consultation with the guest will take place prior to us deducting any additional money.
  • The maximum number of persons is always clearly shown in the description. It is forbidden for unauthorised or undeclared visitors to stay in your accommodation.
  • We define a ‘group’ as a non-family party of three or more. The holiday accommodation we provide is with families and couples in mind – and there may be restrictions on group bookings, including stag and hen parties and those with party members under the age of 18.
  • If you want to make a booking with all of the family together or with a large group of friends, please call our booking team on 01493 488 666. They will be able to help you to book properties which sleep large numbers and/or adjacent or adjoining accommodation at the same location.
  • We keep prices under constant review and the prices of unsold products and services may be increased or reduced at any time. We may also correct mistakes in the pricing of unsold products and services at any time. We will confirm the price of your booking when you make it.
  • As changes and mistakes can happen, you must check all details at the time of booking as set out in the booking confirmation email.
  • All prices quoted or otherwise given to you include all charges and any taxes or government charges which may apply to your booking at the time it is made.
  • All prices are for the accommodation and are not on a per person basis.
  • Your accommodation will be cleaned before your arrival. As a limited amount of time is available to clean between visitors, please help us to maintain our standards by leaving your accommodation and its contents in a clean and tidy condition. Cleaning is not provided during your stay.
  • Bed linen, towels and robes for hot tubs are included in the hire charge, unless stated, and beds will be made up where stated.
  • Every accommodation we feature should contain the following standard equipment, although the styles and size will vary. Each accommodation should be fully equipped and furnished to include fully furnished living accommodation with suite or sofa bed, colour TV, bathroom or shower room, fully-equipped kitchen with fridge, cooker and ample pots, pans, crockery and cutlery.
  • We can also provide cots and highchairs at an additional charge. Please contact us on 01493 488 666 to arrange this.
  • Please remember it is always worth asking if we can accommodate any special needs or requirements you may have, such as a non-smoking accommodation, lake views or a specific location, etc. Please check with our booking team. Kindly note that special requests are not guaranteed.
  • Our Park Rules are displayed in our Reception area and should be followed at all times whilst on the site. A copy can also be downloaded here.
  • We reserve the right to alter or withdraw amenities or facilities or any activities without prior notice where reasonably necessary due to repairs, maintenance, weather conditions and circumstances beyond our control. The opening and closing dates of facilities are shown on our website. Opening times may be limited outside the main holiday season.
  • If you encounter any problems during your stay, you should contact 01493 488 666 so that remedial action, where possible, can be taken.

Health and safety around the estate

Please be aware that the sites across the Somerleyton Estate including Fritton Lake, Fritton Lake Retreats and The Fritton Arms, contain natural features such as uneven surfaces, rabbit holes, branches, twigs etc plus shallow and deep open water. We would encourage visitors to wear suitable footwear and please keep children supervised at all times especially near to roads and water. Please note lighting is not provided in all areas and we would advise bringing a torch when visiting in the evening.
